Palmer Heights Apartments

The primary objective of this project was to create 61 units of high-quality, highly-amenitized housing for low-income families in the California Central Valley town of Huron. The community offers a much higher level of services and amenities than are available at other multifamily properties in the area, including a pool and spa; a designer-decorated community activity center with multi-purpose room, computer learning lab, fitness center, game room, full-service kitchen and laundry facilities. Other features include barbeque and recreation areas, tot lots and full landscaping.

Individual units feature plush carpeting and vinyl flooring; central heating and air conditioning; mini-blinds; built-in kitchen appliances including range, refrigerator, dishwasher and disposal; walk-in closets; patios or balconies; and wiring for cable TV and internet hook-ups.

Palmer Heights Apartments was designed specifically to meet the needs of working families with children. In addition to contributing new housing stock to towns where most existing multifamily housing is older and offers far fewer amenities, growing families now have more quality housing choices. Palmer Heights Apartments offer three- and four-bedroom units, all with two baths, in floor plans ranging from 1,058 to 1,217 square feet. All units have been set aside for households earning from 30% to 55% of AMI for Fresno County – well below market-rate complexes in the town offering far fewer amenities. The community is also addressing strong pent-up demand for multifamily housing in Huron. Finally, its strategic location near shopping, schools, public library, parks and recreation, and employment, all contribute to residents’ well-being and quality of life.
